Seeking the “perfect mix”: Great Hall Partners underlines allure of Denver Airport retail and F&B opportunities

USA. There is less than a month until the submission deadline for the first batch of concessions at Denver International Airport’s Great Hall.

As revealed by The Moodie Davitt Report, Great Hall Partners last month launched its requests for proposals (RFP) for ten concession spaces in the new facility. Bids close on 12 June with the majority of selections made in July. Eventually, 50 F&B and retail outlets will be tendered.

The first concessions will have contract terms ranging from seven to ten years and will be required to open on 1 May 2019.

As reported, Great Hall Partners is an alliance of companies selected for the development of the airport’s Great Hall revitalisation project. The consortium includes Ferrovial Airports, JLC (MJE-Loop, Capital Partners) and Saunders.

Great Hall Partners unveiled the concession opportunities and RFPs at a launch event in April attended by some 200 interested parties. Applications are now being accepted for the following concepts:

  • Specialty coffee with optional fresh juice and smoothies
  • Healthcare and convenience opportunity
  • Specialty coffee with optional fresh ice cream and gelato
  • Convenience
  • Quick-service international cuisine
  • Specialty retail unique to Denver/Colorado
  • Convenience with gifts and souvenirs
  • Casual dining diner with bar
  • Premium wine and cocktail bar with food

“With 61.4 million passengers and 19.7 million origin and destination enplanements at Denver International Airport in 2017 alone, as well as the attractive contract length, lower minimum qualifications and a 75 percent minimum guaranteed rent in year one, the new Great Hall presents an incredible business opportunity for concessionaires,” said Great Hall Partners Chief Executive Officer Ignacio Castejon. “As our timeline indicates, we want the selection as well as the design process to be both agile and efficient and we are eager to start reviewing proposals from potential partners.”

The Great Hall, located at the heart of the airport under the architecturally stunning tented roof of DEN’s Jeppesen Terminal, will be completely revamped over the next four years. This is both modernise the design and convert the majority of the space into an airside/post-security shopping and dining area for passengers.

The renovation will ultimately create 63,000sq ft of space for 50 commercial units offering an integrated passenger experience. Great Hall Partners is pledging the “perfect mix of culinary offerings and high-performance and innovative retail brands” while encouraging minority and small business participation.
