ITALY. Aeroporti di Roma (ADR) has launched Requests for Proposals (RFPs) for two food & beverage contracts at Rome Fiumicino Airport.
The first contract is for a new 65sq m space located landside in T3 for a cafeteria serving sweet and savoury snacks. The contract runs until 31 October 2016 and the deadline for submission of bids is 22 April at 15:00.
Rent starts from 24% of sales, with a minimum annual guarantee of €150,000 and a one-off payment of €40,000. The new unit’s use is subject to approval by ENAC (the Italian civil aviation agency).
T3 serves domestic and international flights (both Schengen and non Schengen) for a total of approximately 7.3 million passengers each year.
The second contract concerns two stores: the first is located at Cargo City, a terminal directly connected to the motorway network that handles 300,000 tons of cargos a year.
The 475sq m dining area will feature a cafeteria and a restaurant/snack bar, with complementary market, newsagent and tobacconist. The space is currently operated by Cremonini under the Chef Express branding.
The second unit at T5 is a 160sq m snack bar with a market. The space is currently occupied by Airest bakery café concept Rustichelli & Mangione.
Rent for the two units starts from 10% of sales for cafeteria/snack bar/restaurant, from 1.5% for tobacco and 5% for books and magazines, with a minimum annual guarantee of €60,000 and a one-off payment of €10,000. The contract runs until 31 January 2018 and the deadline for bids is 22 April at 15:00.

ADR Executive Vice President Commercial Services Fulvio Fassone told The Foodie Report that the airport company will tender more than 20 units (approximately half of its F&B network) between 2013 and 2014.
“Right now we deal with 10 different partners, including the four main concessions caterers of the market (Autogrill, MyChef, Chef Express and Airest),” said Fassone. “We have a model based on the snack bar format that has so far been the best solution for the Italian customers.
“But our market is changing very quickly: due to competition from high-speed rail, the share of domestic flights is decreasing, while increasing the contribution of non-European passengers.”
The food & beverage offer at Rome Fiumicino focuses predominantly on Italian cuisine, but the airport is renovating and expanding the commercial areas, bringing in more fast casual concepts and international brands and flavours.
“As long as the Italian traditional offer was enough to cope with the customer needs, the difficulty of providing credible domestic formulas, the average duration of the contracts and the lack of critical mass kept away important players from our tenders. In time, I think there will brand new opportunities for them to enter our market,” explains Fassone.
