SAUDI ARABIA. Jeddah Airports has called tenders for five VIP and Business Class lounges across 7,000sq m at King Abdulaziz International Airport (KAIA).
These include:
- An arrivals lounge in the Terminal 1 train station area (850sq m);
- An arrivals lounge in Terminal 1, just after domestic arrivals before the segregation area at the aquarium (850sq m);
- A landside departure lounge in Terminal 1 (1,400sq m) at the check-in area combining relaxation with convenience and business;
- A flagship premium lounge (3,500sq m) in the International Departures area in Terminal 1 above the newly opened duty-free store;
- A ready-to-operate lounge in the newly refurbished Terminal 4 (formerly South Terminal) International Departures area (760sq m).
Jeddah Airports said its vision was “inspired in part by The Trinity Forum 2024 in Vietnam”, with the aim to “elevate the lounge experience to new heights, reinforcing a commitment to becoming one of the world’s leading airports.

“The lounges will be positioned in the premium segment, blending Saudi culture and hospitality with global trends, seamless digital integration, immersive experiences, innovative services, and a strong customer focus. The goal is to cater to all passenger demographics, including Gen Z travellers, by delivering an exceptional and personalised experience,” a statement said.
Crucially, the lounges will play a key role in enhancing the visibility of KAIA’s new branding, which is currently in development.
Second, the future operator must provide both a digital platform and customer apps, ensuring a “seamless integration with KAIA’s ecosystem”. This will enable a gradual expansion of services beyond traditional lounge offerings, including the ability to bundle lounge access with other airport services, such as Fast-Track security lanes. The lounges will also focus on B2B with expected meeting rooms or work space sold individually or as package deals to partners.


Jeddah Airports noted that it expects strong competition for the concessions, both from the local market and around the world, which begins with a pre-qualification process.
The airport company said this “exciting business opportunity” followed completion of leasing for F&B, duty free and other retail, with transport tenders including car parking now nearing completion. ✈
