USA. San Francisco International Airport has issued a Request for Proposals (RFP) for a coffee shop contract covering spaces in Terminal 3 and in the Dianne Feinstein International Terminal.
The total space spans around 1,668sq ft, split between 668sq ft post-security in T3 Boarding Area E on the departures level and 1,000sq ft on the arrivals level in the International Terminal.
The term is 14 years, with an option to extend by two years at the Airport Commission’s discretion.

The Minimum Annual Guarantee (MAG) for the post-security coffee location is US$400,000, with the pre-security coffee location at US$167,000.
For each lease year at the post-security coffee location, the base rent shall be the higher of the Minimum Annual Guarantee (MAG) or the sum of the following tiered percentage rent: 8% of gross revenues achieved up to and including US$1,000,000; plus 10% of gross revenues achieved between US$1,000,000.01 and US$2,000,000; plus 12% of gross revenues achieved over US$2,000,000.
The rent at the pre-security coffee location is set at 6% of gross revenues.
The airport company will host an information conference on 22 January at 10am Pacific time. Proposals for this opportunity can be submitted via the RFP Web Portal from 6 May to 13 May 2026.
This F&B tender follows another recently released by the Airport Commission for Terminal 3 West Food and Beverage Phase 1 concession leases, also with 14-year terms.
Lease 1 features one location in around 7,000sq ft of space post-security in Boarding Area F.
Lease 2 comprises two locations spanning around 2,065sq ft; one is a coffee shop in Boarding Area E airside, the other an arrivals coffee shop.
Lease 3 consists of one location in around 880sq ft of space post-security in Boarding Area F.
