San Antonio issues retail and food & beverage RFPs – 11/08/09

US. The City of San Antonio Aviation Department has issued three requests for proposals (RFPs) for concessions at San Antonio International Airport.

The first RFP offers three separate concession opportunities in the airport’s new Terminal B, which is under construction and due to replace Terminal 2 in November 2010.

A 787sq ft bookstore, a 962sq ft Texas-themed souvenir, apparel and merchandise outlet and a 457sq ft open speciality retail store are offered separately as part of the proposal, although respondents are open to submit proposals for more than one location.

The city has set out the minimum annual guarantee (MAG) it expects to receive for each of the three spaces in the first year of each lease: US$41,000-US$65,000 for the bookstore, US$134,000-US$214,000 for the souvenir outlet and US$34,000-US$54,000 for the speciality store. Any proposals which do not fall within the acceptable MAG range will not be considered.

The second RFP concerns the leasing and operation of news and gifts concessions in Terminals 1 and B. There are six spaces on offer, three in each of the terminals, with retail spaces ranging from 663sq ft to 1,351sq ft. One of the locations in Terminal B may also incorporate a café as part of the tender.

The city has not stipulated any MAG ranges within the news and gifts RFP.

The third and final RFP offers six separate food & beverage concession opportunities in Terminal B. Ranging in size from a 288sq ft kiosk to a 2,378sq ft restaurant, the outlets span a variety of styles, including a branded coffee outlet, a branded hamburger outlet and a themed table-service restaurant/bar.

Respondents to the food & beverage RFP are invited to submit proposals for one or more locations.

There is a MAG range of revenue the city expects to receive for each of the food & beverage outlets in the first year of each lease, full details of which can be seen in the relevant RFP link above.

Bidders for any of the RFPs have until 13 October to submit full details of their proposal. All contracts are scheduled to run for ten years.

The concessions in Terminal B are due to be delivered to the tender winners on 1 July 2010, with the terminal open for business on 1 November 2010. Winners of the Terminal 1 tenders will receive their concessions on 1 December 2011.
